Abstract

City planning Retail trade
Retail mix within neighborhoods is important for those who are within the neighborhood and surrounding areas. I have gathered information from developers and commercial retail leasers to understand what goes into determining what the retail mix is for a particular neighborhood development. In my research, I have found that retail mix depends on the developer's ultimate goal of neighborhood curation. For this thesis, I have an accompanying design of an imagined vertical neighborhood at the edge of Center City Philadelphia and the Schuylkill River. After speaking to a broad range of subject matter experts, I found that there are a few key factors in determining retail for the space. They are location, area demographics, curation and the integration of future technological trends. I designated spaces for certain vendors as part of the curation aspect. I designed the spaces for the technological integration as well as flexibility with social distancing restrictions. Based on the data, I designed a vertical neighborhood complete with retail that could encourage community within the space between those who reside in the building as well as those who live within the city of Philadelphia.
