Abstract
The PREA–Nowak Metro Finance Lab presentation in Nashville on March 18, 2024, examined how seismic shifts in federal funding and industrial policy are reshaping U.S. metropolitan economies and redefining the terrain of real assets investment. Rooted in macroeconomic analysis, the presentation highlighted the convergence of trillions in federal infrastructure, decarbonization, semiconductor, and defense-related investments, creating a “new economic order” for cities. Metropolitan regions must respond with innovative financing and governance strategies to capture these flows—particularly by integrating industrial districts, small business procurement, and inclusive development into mainstream real asset investment frameworks. For institutional investors, the discussion emphasized emerging opportunities in place-based investing, from adaptive reuse to innovation districts and housing solutions. The presentation concluded with a call to convene cross-sectoral coalitions, encouraging metropolitan leaders, investors, and real estate professionals to collaborate in rewiring investment approaches that align public capital with equitable and resilient urban futures.
